What a report finds, and what it could not check.

Seven of the fourteen checks in the public sample report: what is serious, what needs a closer look, and what stays unknown. The sample carries illustrative findings, so it shows every kind of problem the report can catch.

Area

about 1.8 ha

Outline from the cadastral layer. Indicative, not surveyed.

  1. Title and ownership

    Needs attention

Holders read from the 7/12 and checked against the official register. The ownership draft has 3 breaks and covers fewer than 30 years.

  2. Registered deeds and loans

    Needs attention

34 registered documents for 2017 to 2026. No mortgage deed names this survey; one deed could not be placed.

  3. Transfer restrictions

    Serious

Tribal (आदिवासी) holder with a s.36-अ transfer bar, a reserved-forest entry and a class-2 condition on the 7/12. Illustrative findings.

  4. Pending village notices

    Needs attention

A sale mutation on this survey number is in its objection window: it has not reached the 7/12 yet. Illustrative finding.

  5. Government projects

    Needs attention

The village is on an expressway acquisition list and inside a land-pooling scheme.

  6. Revenue-court cases

    Needs attention

One open case on survey 444/1 before the Sub-Divisional Officer. Illustrative finding.

  7. Ready Reckoner

    Unknown

No Ready Reckoner rate stored for this village yet, so this stays unknown.

From a village name to a report you can hand your advocate.

You never need to know which office keeps which record. Each step carries the plot forward, so you never type it twice.

Type the village and gat number, or tap the plot on the survey map over satellite.

Every check ends one of four ways.

A missing record never becomes a pass. What could not be verified stays on the page, so you know exactly what to ask your advocate.

Screening, not a legal opinion.

LandSahi finds and reads the official record. A licensed advocate gives the opinion on title, and the report is made to hand to one.

  • Ok

The record was read and nothing was flagged.

  • Needs attention

Something in the record needs a closer look.

  • Serious

An entry that can block a sale. Take it to your advocate.

  • Unknown

Not checked, or the source did not answer. Never treated as clear.

Only need the records?

7/12, ferfar and Index-II from the official portals, usually in minutes. When a portal is down we keep trying for 48 hours, and anything we still cannot fetch by then is refunded.

Not a government website. Not certified copies: each 7/12 and ferfar carries the portal's own verification number, and Index-II is the portal's own eSearch print. Images are real land records.

One report, read by everyone at the table.

What is LandSahi?

LandSahi is a land due-diligence service for Maharashtra, run by Legacy Technologies Private Limited. For a survey or gat number it reads the official land record (the 7/12 and, depending on the package, ferfar mutations, Index-II registered deeds, revenue court cases and acquisition notices) and returns one source-linked screening report. It is screening and document verification, not a legal opinion.

  • The free parcel preview is: the parcel located on the map, its mapped area, the guidance-rate band and whether the records are available, all before any payment. Full reports are one-time purchases from ₹499, and individual documents are ₹49 each.

  • No, and we say so clearly. LandSahi is screening and document verification: it finds, reads and organises the official record, with a source link on every finding. A legal opinion on title comes from a licensed advocate. The report is made to hand to one.

  • Satbara 7/12 utara, ferfar (mutation) extracts and Index-II of registered deeds, all fetched from the official portals. The 7/12 and ferfar carry the portal's own verification number; the Index-II is the portal's own eSearch render. ₹49 per document, or read together inside a report.

  • Your parcel drawn on the survey map over a satellite view, with seven layers around it: adjacent plots, Ready Reckoner bands, planning authority and zone, nearby government projects, acquisition notices, highway access and MIDC industrial plots. Every layer is labeled with its source and its limits, and a nearby project never means the parcel itself is affected.

  • You can, and the report links the same official sources. You pay for the reading: restriction wording, mutation references, deed history and court signals collected, cross-checked and explained in one place. Anything that could not be verified is marked unknown instead of skipped.

  • The report says so. Every check ends ok, needs attention, serious or unknown. An unchecked item shows as unknown, never assumed clear, and the headline grade is capped by coverage.
