Start from an assembled file, not a blank page.
The hours in a title matter go into assembly: pulling the 7/12, chasing ferfar entries, running Index-II searches, checking cause lists. The report does the assembling. You get verbatim transcriptions, a draft chain and litigation leads, every item cited to its source, so you can verify instead of gather.
Screening and document verification with source links. Not a legal opinion. A title opinion comes from a licensed advocate; the report is built to hand to one.
What goes wrong
The problems this screening exists to catch
Assembly eats billable judgement
Your value is the opinion, not the photocopying. When the record arrives pre-assembled and source-linked, your time goes into analysis, the part only you can do.
Scattered sources, one deadline
Bhulekh, IGR free search, e-QJCourts, gazette notifications: each has its own interface and its own moods. One report pulls them into a single working paper with citations you can spot-check.
Clients arrive with folklore, not files
‘It has been in the family for generations’ is not a chain of title. A draft chain built from the recorded mutations gives you and the client a common factual starting point on day one.
Your emphasis
What the report emphasises for you
Same checks, same honesty rules. The parts below are the ones readers like you usually turn to first.
Draft chain of title from mutationsमालकी साखळी
A draft assembled from recorded ferfar entries: a working paper to verify, correct and build your opinion on.
Documents & encumbrance checklistदस्तऐवज व बोजा
A structured checklist of what exists, what is cited and what the client still must produce.
Registered deed historyनोंदणीकृत दस्त
Cached Index-II rows for the survey number: leads for your formal search, with coverage stated honestly.
Litigation screenन्यायालयीन प्रकरणे
Revenue-court cases registered against the survey number (e-QJCourts), each linked to the case record and its order, with the recorded holders named where they are parties. Civil courts, High Court and DRT sit outside this screen.
Acquisition & notification corpusभूसंपादन सूचना
Village and survey-number mentions in notifications, linked to the gazette document, so nothing surfaces first at the registry.

Questions
Asked before buying
Is the chain of title reliable enough to sign on?
It is a draft, assembled from recorded mutations, and labeled as exactly that. Every link cites its source entry so verification is fast. The opinion, and the signature, stay yours.
How does the litigation screen handle namesakes?
It sidesteps them. The screen searches e-QJCourts by the parcel’s survey number, not by anyone’s name, so a case appears because it was registered against this land. Where a party is also a recorded holder the report says so; where none is, the parties are earlier holders or claimants, which is still worth reading. Civil courts (eCourts), the Bombay High Court and DRT sit outside this screen.
Are the scraped records evidentiary?
No, and the report says so on every scraped item. Unsigned portal outputs are marked non-evidentiary; the report tells you which certified copies to requisition for the file.
