What the report tells you.

Five questions people ask about the land around a plot, answered from the registration record. The figures here are an illustration with invented records.

  1. Is land around me selling?

53 land sales in three years. Verdict: Hotspot.

See how many land sales were registered near your plot in each of the last three years, and whether buying is picking up or slowing down. The report gives the area a plain verdict, such as Hotspot, Active or Quiet.

As the report draws it: land sales each year, this year so far beside the same months last year.

Dashed bar: sales in the same months of 2025, to compare with this year so far

Also registered: 12 agreement to sell, 18 mortgage, 12 gift, 9 lease.

  2. What is land selling for here?

Typical price: ₹49.1 lakh per acre.

The price per acre from real sale deeds: the typical price, the lowest and the highest. Know a fair figure before you pay an advance or name your asking price.

As the report draws it. From sale deeds only: the government valuation (बाजारभाव) is never used as a price.

Typical price here: ₹49.1 lakh per acre. Half the sales were below it, half above.

39 sale deeds, from ₹22.6 lakh to ₹107.6 lakh per acre.

  3. Which plots sold, and how close to mine?

Every sale, on its plot, around yours.

Every sale on a map around your plot, with its survey number, so you can tell a deal next door from one at the far edge.

Switch between sale deeds and every registered document.

  4. What is being built nearby?

5 developments within 30 km. The nearest is 1.7 km away.

Highways, railways, metro lines, MIDC industrial areas and government projects within 30 km, each with its distance from your plot.

Being near a project does not put your plot in it.

Questions about the Area Hotspot Report

What it counts, where the price comes from, and what it never claims.

Choose your area
  • A report on the land around one plot. You choose a survey number and how many of its nearest survey numbers to check. We search the IGR registration index for each of them across three years, then map every registered document we find, chart it over time, and read the registered price per acre from the sale deeds.

  • Every document the registration index returns for those survey numbers: sale deeds, agreements to sell, mortgages, gifts, leases and the rest. Each is counted once, inside the exact date window, at a confirmed location. A document whose identity, date or location cannot be confirmed is listed with the reason and not counted.

  • No. A darker plot had more registered documents. The price paid is read separately, only from completed sale deeds of a single property that state an area, and shown per acre or per square metre.

  • No. The government valuation recorded at registration (बाजारभाव) is a ready-reckoner figure for stamp duty, not the price paid, and the report never uses it. The report uses the consideration written in the sale deed.

  • It is marked Not verified on the report, survey number by survey number. It is never shown as no sales. While searches run you can read a partial report that grows as each one finishes.

  • The order page shows the delivery estimate and the districts covered before you pay. Delivery is estimated from the size of the job and confirmed at payment against the collection queue at that moment.

  • No. The Area Hotspot Report is billed on its own, separately from map lookups and the parcel report packages.

  • No. It is built from public portal extracts: screening material, not certified copies and not a legal opinion. Take it to your advocate with the parcel report.
