About
Someone has to read the record first.
LandSahi assembles what Maharashtra's official land records say about one parcel into a single source-linked report: the 7/12 and its फेरफार history, registered deeds, the cadastral map, planning authority, government rates and the acquisition and litigation signals around it. The questions that decide a purchase get asked before the money moves, not after.
What the service actually does
Every finding in a report is traced to the government source it came from, with the date it was read. Records lag reality and portals disagree with each other; showing the source and the pull date is how a reader can tell the difference between what is known and what is merely current. The grade, the section statuses and the coverage cap are explained on the report itself, and every section carries its status, its sources and the date it was read. One real report, with the names, survey numbers and village hidden, is readable without signing in, so you can judge the product before you buy it.
The interface works in English and Marathi. Reports keep the Marathi record text verbatim, because that is what the document says, with a plain-English explanation beside it.
Where we stop
- Screening, not a title opinion
- A report reads the public record and tells you what it says. Concluding that the title is good, or bad, is legal work, and a licensed advocate does it. We say so on every report and we mean it as a boundary, not a formality.
- Unknown is never converted into safe
- A check that could not run is reported as unverified. It is not quietly dropped, and it never counts towards a clean grade. The headline grade is capped by how many checks actually completed.
- Documents are the portal's, not ours
- The per-document service fetches the government's own digital outputs with their verification numbers. They are not certified copies, we are not a government website, and a certified copy still has to come from the issuing authority.
