1All your survey numbers

Add every plot your clients bring, from any village. Each one is checked on the land map first.

2One order

Pay once for all the reports. The more plots in the order, the less each report costs.

3Your brand

Your firm's name, logo and colours replace LandSahi's on every report.

4Your client

Send each client a private link to their report, and see when they open it.

What a firm account gives you

  • Bulk ordering

Pick the village and tick the survey numbers, or upload a spreadsheet of up to 500 plots. One project per client.

  • Checked before you pay

Every plot is matched to the land map first. A plot that isn't found stays in the project for you to correct, and is never charged.

  • One payment, volume price

Pay once for the whole order. The price of each report steps down as the order grows, and you see the exact total before you pay.

  • Your brand on every report

White label with only your firm's name, logo, colours and disclaimer, or co-brand with LandSahi. Leave out sections your client doesn't need.

  • A private link per client

Your client opens the report without an account. Set an expiry and a password, allow the PDF or not, see the opens, withdraw it any time.

  • Your whole team

Invite colleagues as admins, members or viewers. There is no charge per person.

See your firm's name on a report

Type your firm's name and choose how it appears. This is the first page your client gets.

Your logo stays in this browser. Nothing is uploaded until you open an account.

Your brand changes how the report looks, never what it found. Sources stay linked, and anything that couldn't be checked still reads unknown.

RPT-SAMPLE

A screening of public land records and document verification. Not a legal opinion on title.

The first page of a report as your client gets it. The plot is a sample.

Who uses it

Walk in with the record, not just the listing.

A client's holdings, or every listing you carry in one village: order them as one project and send each buyer the report for their plot under your name. Every line links to its source, so the buyer can check it.

What the report leads with: Brokers

  • 7/12 check & restriction flagsसातबारा तपासणी

The five-minute answer to ‘is this listing worth pursuing’, with deal-voiding entries flagged up front.

  • Ready Reckoner valuationशासकीय मूल्यदर

Quote the guidance-rate band with the official source attached, and keep it clearly separate from asking prices.

  • Adjacent parcelsशेजारील गट

Answer access and neighbour questions on the spot, on the map.

  • Documents & encumbrance checklistदस्तऐवज व बोजा

A ready checklist of what the seller must produce, so you set expectations before the buyer’s advocate does.

Choose how deep the checks go

A project is ordered at one depth. A long list can start at Snapshot and the shortlist can go on to Standard or Comprehensive: sort the parcels, screen the shortlist, then build the file.

01 · Triage

Snapshot₹499

The fast sort: core 7/12 screen, restriction flags, the latest ferfar, map, guidance rates and the document checklist. Enough to decide which parcels deserve more of your time.

02 · Working screen

Standard₹1,499

The day-to-day depth: adds registered deed history, the chain of title checked against it, up to 3 ferfar, pending mutations, area measurements and adjacent parcels. What most professional screening runs on.

03 · File-ready

Comprehensive₹2,999

The pre-signature depth: adds up to 5 ferfar, the litigation screen and nearby MIDC areas, highways and railways. Built to go into the file and in front of an advocate.

Upgrading a report later costs the difference between packages. Every depth is screening and document verification with source links. None of it is a legal opinion; the report is built to hand to the advocate who gives one.

Questions from professionals

What a firm account costs, what your client sees, and what a report will never claim.

Open a firm account
  • Nothing. Opening the account, inviting colleagues and setting up your branding are free. You pay for the reports you order, one project at a time.

  • Per report, at the depth you choose for the project. On its own a report is ₹499 for Snapshot, ₹1,499 for Standard or ₹2,999 for Comprehensive, and in a project the price of each report steps down as the project grows. The quote shows the price of each report and the total before you pay. There is no subscription and there are no credit packs.

  • It stays in the project, marked not found with the reason, for you to correct; then it is checked again. Nothing is charged for a plot that isn't on the land map. A number the land record keeps but the map doesn't draw can still be ordered as a Snapshot or Standard report.

  • Yes, in two ways. Co-branded puts your logo and name on the cover beside LandSahi's, and LandSahi's disclaimer stays. White label shows only your firm's name: your firm is responsible for the report, adds its own disclaimer and accepts the white-label terms first. Either way, branding changes how the report looks, never what it found.

  • The report as you branded it, from a private link, without an account. You choose when the link expires, add a password if you want one, allow the PDF or not, see how often it was opened and withdraw it at any time.

  • Yes. Invite them by email and give each a role: an admin manages branding and the team, a member orders reports, and a viewer reads them. Every colleague sees the firm's projects.

  • They are built one after another, and each opens in the project as soon as it is ready, so the first reports are there while the rest are still building.

  • No. Every depth is screening and document verification with source links. The report is built to hand to the advocate who gives the opinion.

  • It is shown as unknown, never as clear, and the report's grade is capped by how much could be checked.
