Know the collateral before it’s on your book.
Rural land collateral fails quietly: a restricted occupancy class, an unreleased charge in इतर हक्क, a reservation nobody checked. Screen the official record before sanction, not after default: flags, encumbrance signals and rate context, each with its source.
Screening and document verification with source links. Not a legal opinion. A title opinion comes from a licensed advocate; the report is built to hand to one.
What goes wrong
The problems this screening exists to catch
Encumbrances hide in the margins
Existing loan entries, society dues and charges sit in the इतर हक्क column in Marathi. The screen transcribes them verbatim and flags what is recorded against the land, including entries no one mentioned in the application.
Some collateral can’t legally be enforced
वर्ग-2 occupancy, tribal-transfer restrictions under MLRC s.36/36A and similar tenures constrain transfer, and that constrains enforcement. These flags belong in the file before sanction.
Valuations arrive without rate context
A valuation is easier to challenge (or to trust) when the file also shows the government guidance rate and actual registered transactions nearby, kept clearly apart because they mean different things.

Comprehensive
Collateral decisions need the full stack: Comprehensive includes the deed history where prior mortgages surface (from Standard up), the litigation screen and up to 5 ferfar, on top of the restriction and encumbrance checks. Depth is the entire difference between the packages.

Questions
Asked before buying
Does this replace the bank’s legal search report?
No. It comes before the legal search and strengthens it. The screen is document verification with sources, structured so your empanelled advocate verifies faster; the legal opinion remains theirs.
Are the encumbrance findings exhaustive?
They are what the checked sources record, with coverage stated per check. Cached registry data varies by district, and anything unchecked reads unknown, never clear. The formal search at the Sub-Registrar remains part of your process.
Can reports be standardised across proposals?
Every report follows the same structure, the same status vocabulary (ok / needs attention / serious / unknown) and the same source-linking rules, so files are comparable across branches and proposals.
