What changes between reports
* Ferfar: the most a report includes. We pick the entries that matter for that plot, the latest always first.
Same honesty at every depth.
Every module reports ok, needs attention, serious or unknown. A check that didn't run is shown as unknown, never as clear. The report grade is capped by coverage, so a report that couldn't check much cannot grade well.
Guidance ≠ market.
Ready Reckoner rates are government guidance values; registered sales are actual transactions. The report shows both, visually separated, and never presents one as the other.
Not a legal opinion.
Reports are screening and document verification with source links. A title opinion requires a licensed advocate, and the report is built to hand to one.
Map intelligence Beta
The whole map, 30 days at a time.
One lookup opens one layer for one village (every plot in it), one district's MIDC areas, or the zoning or projects map. It stays open 10 minutes, an hour on the subscription. The state-wide previews are free; the subscription adds planned highways and railways, the name and status of every corridor, highway access, and MIDC vacancy and plot maps.

Area Hotspot Report
What land around a plot actually sold for.
Three years of registrations on the survey numbers nearest a plot, mapped, with the registered price per acre. A separate report from the parcel reports above. How it works
50 nearest survey numbers
₹2,999
One-time · one plot · 3 years · ₹59.98 per survey number
The plots around yours, close enough to share its road, its water and its buyers.
- The 50 survey numbers nearest your plot
- Every registration for 3 years, searched live on IGR
- Map, sales year by year and document types
- Registered price per acre from the sale deeds
- Every document listed; one not counted says why
100 nearest survey numbers
₹3,999
One-time · one plot · 3 years · ₹39.99 per survey number
Twice the survey numbers: a wider ring, and more sale deeds to read a price from.
- Everything in the 50 nearest
- The 100 survey numbers nearest your plot
- Twice the documents behind the median price
Billed on its own: it does not use map lookups or a parcel report. Ready in about 3 days, confirmed when you pay. A search that could not finish is marked Not verified, never counted as no sales.
For repeated work
The same three depths, mapped to professional work.
Reports are bought once per parcel. Only the map workspace is a subscription.
Questions about pricing
Reports are paid once per parcel; the map by the month. Read a real, anonymised report before you buy.
Read the sample reportReports: per parcel, once. A report is a one-time purchase for one parcel at the depth you choose, and it stays in My Reports. The map workspace is the one subscription: 30 days of access, paid in advance, never renewed by itself.
One map layer opened for one village: every plot in that village on that layer is included (the neighbours of a plot, the highways within 30 km, the guidance rates around it, a village's acquisition notices). A district's MIDC areas or acquisition register, or the state-wide zoning or projects map, is one lookup too, and every layer needs you signed in. A lookup stays open 10 minutes, an hour on the subscription, and going back to it before then is free. Satellite imagery and the state-wide previews stay free to view (planned corridors, corridor names, highway access and MIDC vacancy and plot maps are for subscribers). Signed-in visitors get 25 lookups a week free; a subscription is ₹999 for 30 days with 50 lookups per 5 hours and 250 a week, and a ₹199 top-up adds 50 lookups valid 30 days.
The free parcel preview: the parcel located on the map, its mapped area, the Ready Reckoner guidance band and whether the records are available. You never pay for a parcel we can't locate.
Yes. Start with a Snapshot and upgrade the same parcel to Standard or Comprehensive later. You pay the difference between the two prices, not the full amount again.
Documents (7/12, ferfar, Index-II) are ₹49 each à-la-carte if you just need the paper. Reports fetch and read the documents their depth covers, so you don't buy them separately on top.
No. Every depth is screening and document verification with sources. A title opinion comes from a licensed advocate, and every report is built to hand to one.
It is reported as unknown at every tier, never assumed clear. The headline grade is capped by coverage, so a report that couldn't check much can't score well.
