Terms of Use
What you agree to when you use LandSahi: what a report is and is not, accounts, prices and payment, acceptable use, liability and governing law.
Effective 10 September 2026. LandSahi is operated by Legacy Technologies Private Limited. This document is written in plain English and is not legal advice; where it changes materially, the new date appears here.
1. Who we are and when these terms apply
LandSahi is operated by Legacy Technologies Private Limited ("we", "us"), a company registered in India. These terms apply the moment you use the site, sign in, place an order or upload a document. If you use the service for a client, you confirm you are authorised to accept these terms for that use. You must be at least 18 years old and able to enter a binding contract under Indian law.
2. What the service is, and is not
We provide screening and document-verification reports about land parcels in Maharashtra, assembled from official public sources, with links to those sources. We also fetch the government's own digital documents for a per-document fee, and we publish free tools and a metered map built from public data (signed-in visitors get a weekly allowance of map lookups; more come with a map subscription or top-up).
A report is an aid to due diligence. It is not legal advice, not a title opinion, not a valuation, not a certified copy, and not a substitute for a licensed advocate, a certified survey (DILR demarcation) or certified copies from the issuing authority. We are not a government website and have no authority over any record. Documents we fetch are the portal's digital outputs with their verification numbers; a document the portal does not hold in digital form is reported exactly as the portal answers, and that answer (including "no records found" on a deed search) is the delivered service.
3. Honest reporting
Every section of a report carries one of four results: ok, warn, danger or unknown. A check that could not run or could not read its source is reported as unknown. Unknown is not a clearance. Scraped or unsigned outputs are non-evidentiary. Which source each section read, when, and how its result was decided is stated on the report beside that section. Public records contain errors and lags outside our control, and a report reflects what the sources said when it was generated.
4. AI-assisted features
Parts of the service use machine reading: extracting text from scanned records, summarising a chain of mutations and deeds, answering questions about a report ("Ask AI") and helping with site search. Machine reading can be wrong, including on names, numbers and dates. Every such reading is shown next to the source it was read from, and the source governs. Do not act on an AI answer without checking it against the record it cites; AI answers are not advice of any kind.
5. Your account
There are no passwords. You sign in with a one-time code or link sent to your email address or, where the channel is offered, your mobile number. Anyone with access to that inbox or number can reach your account, so keep them secure; you are responsible for activity under your account until you tell us it has been compromised. Signing out on a device ends that device's session. We may suspend or close an account used for fraud, abuse or unlawful activity.
6. Orders, prices and payment
Report packages are one-time purchases for one confirmed survey or gat number, at the price shown on the pricing page when you order. Documents are priced per item as shown at checkout. All prices are in Indian rupees; the amount shown at checkout is the amount you pay. Before you pay, a free snapshot confirms the parcel can be located, so you are never paying to find out whether we can find the land.
Payment is made through Razorpay, the payment gateway on our IDFC FIRST Bank account, by UPI, card or netbanking, and an order is fulfilled once the gateway confirms the payment. A payment that fails is not taken, and money debited for a payment that did not complete is returned under the refund policy. You enter your card, UPI or bank details in the gateway's own window; we do not see or hold them at any time. Our earlier manual UPI checkout closed on 24 September 2026: an order left unpaid on it can no longer be paid, and a UPI payment we received for one is returned under the refund policy.
7. Delivery, refunds and cancellation
Everything we sell is delivered digitally inside your account; the delivery policy says when. If report generation fails entirely for a paid order, or a paid document cannot be fetched at all, you are entitled to a re-run or a refund of that item; a payment we receive but cannot match is returned once you send the payment details. The refund and cancellation policy sets out what is refundable, what is not, how to cancel and how long each step takes, and governs if it and this summary ever differ.
8. Acceptable use
You may use reports and documents for your own diligence or your client's. You may not:
- resell, republish or redistribute raw data or reports as a product of your own;
- present a report or a fetched document as a government document, a certified copy or a legal opinion;
- use anything you learn here to harass, defame, stalk or discriminate against any person named in a public record;
- access the site by automated means, scrape it, probe it, or circumvent any access control, rate limit or paid gate;
- upload material you have no right to upload, or anything unlawful or malicious;
- use the service in breach of any law, or of the terms of the government portals it reads.
9. Content and intellectual property
The software, design, text, illustrations and the structure of our reports belong to Legacy Technologies Private Limited. Public records remain public records; we claim no rights in them and reproduce them with their sources for diligence purposes. Anything you upload remains yours; you grant us the right to process it to produce the result you asked for and to store it with your report until you delete it. A report you have paid for may be kept, printed and shared for the diligence it was bought for.
10. Availability and third-party sources
The service depends on government portals and other third parties that change, slow down and go offline on their own schedules. We do not promise uninterrupted availability, and we may pause the service for maintenance. Where a source cannot be read, the report says so.
11. Liability
To the maximum extent permitted by law, our total liability for any claim relating to a report, a document or the service is limited to the amount you paid for the item concerned, and we are not liable for indirect, consequential or economic loss, including loss arising from a decision to buy, sell, lend against or litigate over any land. Nothing in these terms excludes liability that cannot be excluded under Indian law or limits your rights as a consumer.
12. Indemnity
You will indemnify us against claims arising from your breach of section 8 or from material you upload, to the extent the claim results from your act or omission.
13. Changes to these terms
We may revise these terms. The current version is always at this address with its effective date. Where a change materially reduces what you are entitled to, we email account holders before it takes effect. Continued use after the effective date is acceptance of the revised terms.
14. Governing law and disputes
These terms are governed by the laws of India. Courts in Maharashtra have exclusive jurisdiction over any dispute arising from them, subject to any forum that consumer protection law gives you. Please raise a problem with us first through the grievance desk; most issues are resolved there.
15. Your data
The personal data we hold, who processes it for us, how long it is kept and your rights over it are set out in the privacy policy. The cookies and browser storage the site uses are listed in the cookie policy.
