The ground truth, layer by layer.
Seven map layers around parcels across 34 districts, each one naming its source.
Illustration. Real parcels open on the map.
Seven layers, recorded on the live map.
Each layer below plays as it was recorded on the map you get. Every one names where its data comes from, so you know what is an official record, what is approximate and what we inferred.
01 / 07Boundaries
Adjacent parcels
शेजारील गट व सीमा
Pick a parcel and every plot that shares its boundary lights up, drawn from the state's cadastral survey shapes, so you can match the चतुःसीमा a sale deed describes.

Ready Reckoner guidance rates
रेडी रेकनर शासकीय दर
The government's Ready Reckoner guidance rates for every value zone and land category, kept in their own blue so they are never read as market prices.

03 / 07Planning
Zoning and planning
विकास योजना व झोनिंग (NAINA / PMRDA / MMRDA)
Town planning schemes and planning-authority areas for NAINA, PMRDA, MMRDA and the MSRDC draft plan, and PMRDA town planning schemes in Pune on the map, with the base and maximum FSI each authority publishes.

Nearby developments
प्रमुख विकास प्रकल्प व पायाभूत सुविधा
Highways, industrial parks and major state projects from a curated register, drawn as footprints around the parcel. Nearby is context: it does not mean the parcel is affected.

05 / 07Notices
Acquisition notices
भूसंपादन सूचना व अधिसूचना
Survey numbers named in published acquisition notices and highway gazettes, read from the scanned notices, matched to the village map as likely matches and linked to the notice itself.

What a listing tells you, and what the layers show.
- Boundary and neighbours
- What you are usually told: Rough markers on the ground and a spoken promise of road access.
- What the map layers show: The state's cadastral shapes with every bordering survey number. Indicative for screening, not a legal boundary.
- Price
- What you are usually told: The seller's quote and the going rate someone heard.
- What the map layers show: Ready Reckoner guidance rates, labelled as guidance and never as a market price.
- Zoning and FSI
- What you are usually told: “It is on the growth corridor.”
- What the map layers show: NAINA, PMRDA, MMRDA and MSRDC plan outlines, and PMRDA town planning schemes in Pune on the map, with the base and maximum FSI each authority publishes, where a plan exists.
- Government acquisition
- What you are usually told: Unknown until a notice arrives after you have paid.
- What the map layers show: Survey numbers read from published acquisition notices and highway gazettes, shown as likely matches with the notice linked.
- Highway access
- What you are usually told: “Five minutes from the highway.”
- What the map layers show: A road route to the nearest operational highway with an estimated drive time, labelled an estimate when the router does not answer.
Questions about the map
Where each layer comes from, how fresh it is, and what the map costs.
Open the mapThe MRSAC cadastral dataset, the state's digitised survey shapes holding over 13.5 million parcels across 34 districts. They are indicative for screening; only a formal DILR mojni measurement establishes legal boundaries.
Esri World Imagery, credited on the map. It is a backdrop for orientation; boundaries and records come from the government datasets drawn over it.
Corridors come from OpenStreetMap through Overpass. For a picked parcel the gateway asks the OSRM road router for the drive to the nearest operational highway or curated expressway exit. When the router does not answer, the card shows a labelled estimate (straight line times 1.25). Planned corridors appear as straight-line distance only, because nobody can drive to a road that is not built.
No. Ready Reckoner is the government's guidance valuation for stamp duty, shown in its own colour on the map and labelled as guidance. What buyers actually pay is a separate question that this map does not answer.
No. Outlines exist for the NAINA schemes and development plan, the PMRDA and MMRDA planning regions, the MSRDC draft plan, and PMRDA town planning schemes in Pune on the map, and they are indicative. Elsewhere the report names the governing authority and shows zone and FSI as unavailable rather than guessing.
Collector notifications (S3WaaS) published as scanned PDFs are read with local Marathi and English OCR to extract survey numbers, which are then matched to the cadastral shapes of the village the notice names. Absence from our cache is not clearance.
The MIDC export we hold draws 306 industrial areas across Maharashtra, each opening to its plot polygons with the MIDC allotment status (vacant, allotted, in process) and plot area.
Yes. Signed in, the map gives 25 lookups a week free (a lookup opens one map layer for one village, a district's MIDC areas or acquisition register, or the state-wide Zoning or Developments map, and stays open 10 minutes, an hour on the subscription). The map subscription is ₹999 for 30 days, 50 lookups per 5 hours and 250 a week, with ₹199 top-ups of 50. Every layer, Zoning and Developments included, needs a lookup and so a sign-in; only tiles, satellite imagery and the state-wide transit and MIDC previews stay free to view. Planned corridors, corridor names, highway access and MIDC vacancy and plot maps come with the subscription. A report is a separate purchase for one parcel.
