Ready Reckoner शासकीय मूल्यदर

The government’s guidance rate for the village: the floor for stamp duty, not a market price.

What does the Ready Reckoner layer show?

Every year the IGR publishes the Annual Statement of Rates (the ‘Ready Reckoner’): per-village guidance rates for agricultural land, non-agricultural land, residential and commercial use. Stamp duty is computed on at least this value, whatever the deal price says.

This layer shows the official rate grid for the parcel’s village: the ranges by land use, the assessment year, and how the guidance rate has moved where the archive holds more than one year.

It is a guidance value, not a price. What people actually pay in the village is a separate question, and this layer does not answer it.

Where does the data come from?

  • OfficialIGR Maharashtra e-ASR (Annual Statement of Rates)
  • InferredVillage-name matching to cadastral spellings

What can't this layer tell you?

A guidance rate is not a market price. It is the government’s valuation floor for stamp duty, and the two are kept visually distinct everywhere in the product. The applicable agricultural slab is selected by the parcel’s 7/12 revenue assessment (आकारणी), not by area. Without the 7/12 the slab is reported unknown and the full range is shown.
