Walk in with the record, not just the listing.
The broker who shows a buyer the 7/12 flags, the guidance-rate band and the map before being asked is the broker who closes. Screen plots fast, drop the weak ones early, and share a source-linked report your buyer can check for themselves.
Screening and document verification with source links. Not a legal opinion. A title opinion comes from a licensed advocate; the report is built to hand to one.
What goes wrong
The problems this screening exists to catch
Bad plots waste your pipeline
Every hour spent on a plot with a restricted occupancy class or a stuck mutation is an hour not spent on sellable inventory. A quick screen tells you which listings deserve your time.
Buyers trust documents, not assurances
‘Clear title, saheb’ convinces nobody anymore. A report where every line links to an official source does the convincing for you, and marks you as the professional in the room.
Deals die late, after everyone invested
The worst failure mode is the defect discovered at the advocate’s desk after weeks of negotiation. Screening first means surprises surface before anyone is emotionally or financially committed.

Snapshot
At ₹499, Snapshot is the volume tier: the core 7/12 screen, restriction flags, map, guidance rates and the document checklist. That is enough to sort a stack of listings into pursue and drop. Upgrade the shortlisted plot to Standard or Comprehensive when a buyer gets serious; upgrading costs the difference.

Questions
Asked before buying
Can I share the report with my buyer?
Yes. Each report comes as a shareable PDF with the source links intact. Showing the record openly is the point.
How fast do I get a result?
The free snapshot (boundary, area, record availability) appears as soon as the parcel is located. Paid checks run against live official sources, so timing depends on the portals. The report fills in as checks complete and tells you what is still pending.
Will the report kill my deal?
Only if the record would have killed it later anyway, and later is more expensive. A clean screen strengthens your hand; a flagged one lets you fix or reprice before the buyer’s advocate finds it.
See the record before the decision.
Locate the parcel, read the free snapshot, then choose your depth.
