Screen the assemblage before the term sheet.

Land assembly fails parcel by parcel: one restricted title, one reserved strip, one authority surprise. Screen every number in the block against the record (neighbours, planning authority, acquisition indicators) before capital and credibility are committed.

Screening and document verification with source links. Not a legal opinion. A title opinion comes from a licensed advocate; the report is built to hand to one.

What goes wrong

The problems this screening exists to catch

One bad parcel stalls the whole block

An assemblage is only as buildable as its most encumbered piece. Screening each survey number early shows which ones carry restriction or reservation flags, while the plan can still route around them.

FSI on the brochure ≠ FSI on the ground

What you can build depends on the governing authority and its regulations, not on the pitch deck. The report names the authority and shows indicative zone and FSI, and says plainly when the digital boundaries are not published for the area.

Acquisition lines move quietly

Corridor projects and DP reservations show up in notifications long before they show up in conversations. Screening the notification corpus for your survey numbers surfaces the documents worth reading. A nearby project still does not mean your parcel is affected.

Standard

Run Standard across every parcel in the block for the screening pass: 7/12 flags, registered deed history and the chain of title checked against it, up to 3 ferfar, pending mutations and neighbours. Then take the survivors to Comprehensive (litigation, nearby MIDC areas, highways and railways) before any term sheet. Upgrading a report costs the difference.

Questions

Asked before buying

Can I screen many parcels at once?

Each report covers one survey/gat number, which keeps findings parcel-precise. Teams typically run the screening tier across the block and deepen only the parcels that survive.

How reliable is the FSI figure?

It is indicative, derived from the governing authority’s published regulations, and shown as unavailable where the digital boundaries don’t exist (so far they are digitised for the NAINA region only). Treat it as a screening input, not a design parameter.

Does an acquisition-corpus hit mean the parcel is gone?

No. A hit means the village or survey number appears in a notification document, at village/survey level, not as a parcel determination. The report links the document; scope and current status need verification against the official record.
