Verify Maharashtra land without flying home.

You can’t walk into the talathi office from another continent, and you shouldn’t have to rely on a relative’s reassurance for a seven-figure decision. The report pulls the official records online and links every finding to its source, so you can check everything from where you are.

Screening and document verification with source links. Not a legal opinion. A title opinion comes from a licensed advocate; the report is built to hand to one.

What goes wrong

The problems this screening exists to catch

You can’t visit the talathi office

The records that matter (7/12, ferfar index, registered deeds) live in offices and portals that assume you are physically in Maharashtra. The report reads the online official sources for you and shows exactly where each fact came from.

Long-distance trust is expensive

Relatives mean well and local agents have incentives. A source-linked report gives you an independent read of the record, one you can check line by line yourself, at midnight, in your own time zone.

Ancestral land drifts while you’re away

Years abroad can leave the paper record looking different from what the family remembers: mutations you never heard about, boundary changes, entries added to इतर हक्क. A screening shows the record as it stands today.

Regulatory rules add a layer

Purchases of agricultural land from abroad carry FEMA restrictions, and remote execution usually means powers of attorney. The report doesn’t give legal advice. It assembles the record your advocate needs to advise you properly.

What the report emphasises for you

Same checks, same honesty rules. The parts below are the ones readers like you usually turn to first.

Cached Index-II entries show what has actually been registered against the survey number.

Revenue-court cases registered against the survey number itself (Tahsildar, SDO, Collector, tribunals via e-QJCourts), the check you can’t do by phone. Civil courts, High Court and DRT aren’t covered.

Comprehensive

When you can’t inspect anything in person, depth substitutes for presence. On top of everything in Standard, including the registered deed history, Comprehensive adds the litigation screen, up to 5 ferfar and nearby MIDC areas, highways and railways, the checks that are hardest to run remotely.

Questions

Asked before buying

Can I really do all of this from outside India?

The screening itself, yes. It reads online official sources and every finding links back to them. Steps that need presence (physical measurement, registration) still happen in India, and the report tells you exactly what to commission.

Can an NRI buy agricultural land in Maharashtra?

Under FEMA rules, NRIs and OCIs generally cannot purchase agricultural land in India, though inheritance is treated differently. That is a legal question for your advocate. The report screens the land itself, whatever your route to it.

How current is the litigation check?

The litigation screen searches e-QJCourts, the register of Maharashtra’s revenue courts (Tahsildar, SDO, Collector, land-revenue tribunals, Land Records offices), by the parcel’s own survey number, so a hit is about this land and not a namesake. Each case is listed with its forum, parties, status and the uploaded order. It does not cover civil courts (eCourts), the Bombay High Court or DRT, and a case whose survey number was never entered on the register will not appear.

What do I hand to my lawyer in India?

The report itself: an evidence-linked PDF where every finding cites its source. It is a working paper an advocate can verify quickly instead of assembling from scratch.
